First Level: Bedroom, Studio and Terrace

The first level consists of the first bedroom, bathroom, studio and terrace. The bedroom and bathroom are to the right of the stairs.

From the bedroom windows there is a beautiful view of the tower of San Agostino and the Val di Chiana. The bedroom itself captivates with its interesting ceiling and wall shapes, elegance, silence and comfort.

The bathroom has a shower cabin, a stylish washbasin with marble inserts and a spacious wooden closet. There is a small room between this bedroom and the bathroom with a spacious closet, and further along, the space between the stairs, all with the same terracotta floor, now holds a chest of drawers and an antique mirror.

Studio with Fireplace and Kitchen Potential

The studio and terrace are located to the left of the stairs. The studio is very spacious, full of light, with a modern fireplace and high ceilings, recently used as an office.

It is very important to add that the studio has everything needed to convert it back into a full fledged kitchen. In the past, instead of a studio there was a kitchen, and it was convenient to arrange wonderful summer dinners on the terrace, since the kitchen was very close to the terrace. All the electrical, hydraulic and gas provisions remain in place to convert it back into a kitchen.

Panoramic Terrace over Val di Chiana

You will immediately fall in love with the terrace. It is very spacious and sunny, and many wonderful lunches and dinners have been organised here. You will have at your disposal a beautiful garden table with metal chairs, a garden umbrella and a sun chair, with plenty of space to organise your own garden and much more.

Second Level: Guest Bedroom and Bathroom

On the second level there is a spacious bedroom with a bathroom and toilet. The owners used it as a guest room, furnished with all the necessary beautiful pieces and a very atmospheric bathroom.
