Within easy reach of Citta di Castello, this lovely old farmhouse is full of character and tucked away in a pretty location not far from the picturesque hill-top village of Monte Santa Maria Tiberina.
The ground floor is very open and consists of a kitchen with utility room, a dining room, a large sitting room with fireplace and a shower room with WC.
The first floor is accessed via a staircase with hand hewn 1.6 metre wide stone steps. Here one finds two bedrooms and two bathrooms as well as a reception room with a centrally located, traditional 17th century fireplace. The ceilings are over 10 metres in height and are bordered by an open gallery which provides access to the second floor bedrooms of which there are three.
Immediately outside the kitchen a large pergola provides an ideal shaded area for dining and the house is surrounded by well maintained lawns complete with irrigation system.
Framed by an area paved in terracotta the 12 x 6 metre pool has Roman steps and is surrounded by a boundary fence. The pool is visible from the kitchen, so keeping a watchful eye on children is relatively easy. There is a further shaded pergola covered in wisteria.
Cut into the hill above the house is the all-weather tennis court. With views going down through the valley this is a stunning place to work off any over indulgence in pasta or tiramisu. The surface is polished concrete; quick but deadly accurate. Pushing the net to one side the court is a great surface for other games such as basketball and football. The barn is used to store the pool equipment and outside furniture.
Seven hectares of land surround the property ensuring absolute privacy, these include truffle woods and an olive grove with over 100 trees. Depending on the season, it is possible to collect wild strawberries, figs, the aforementioned truffles, mushrooms, cherries and an abundance of other fruits.
