Description

Renowned Winery with 40.5 hectares of vineyards for sale in Montalcino, producing Brunello

Ref. MON216

Some investments are measured in figures, whilst others are measured in history, soil and reputation. This estate falls into the second category: a winery with 40.5 hectares of vineyards planted in the two most dynamic areas of high-end Tuscan viticulture — the hills of Montalcino, where Brunello sets the pace on the international market, and the Maremma, where appellations such as Maremma DOC and Montecucco DOC are forging their own identity of quality year after year. Two distinct identities, a single vision for production.

The estate covers a total of 155.2 hectares in a commanding, panoramic and utterly secluded location between the Val d’Orcia and the Maremma. The vineyard is at the heart of it all: 14.4 hectares in Montalcino — 8.8305 hectares in Brunello di Montalcino DOCG, 2.78 hectares in Rosso di Montalcino DOC and the remaining area in Sant’Antimo DOC — and 26.1 hectares in the Maremma, divided between Maremma DOC and Montecucco DOC. The grape varieties grown — Sangiovese, Cabernet Sauvignon, Merlot, Vermentino and Chardonnay — form a balanced and flexible production portfolio. The soils, of medium texture and rich in clay and sand, ensure natural drainage which limits yields and guarantees consistent quality over time: a non-negotiable factor for the premium positioning the estate has built up over the years.

Annual production stands at 275,000 bottles: 90,000 bottles of Brunello di Montalcino DOCG, 35,000 of Rosso di Montalcino DOC, and 150,000 across Toscana IGT, Maremma DOC, Sant’Antimo DOC and Montecucco DOC. The potential for expansion is tangible and measurable: 47.5 hectares of arable land, already acquired in the Montalcino and Maremma areas, could be set aside for new plantings, bringing total production up to 5,250 hl per year.

Adjacent to the vineyard lies an 8.8-hectare olive grove comprising five cultivars — Olivastra (whose trees are over a century old), Frantoio, Moraiolo, Leccino and Pendolino — ensures the production of an extra virgin olive oil of the highest quality, with an organoleptic profile that the Montalcino region expresses in an unmistakable way. The picture is completed by 58.2 hectares of woodland, which contribute to the landscape’s beauty and the biodiversity of the area.

The property is well-established: approximately 6,000 square metres of covered space spread across two production sites. In Montalcino, a large rural complex built around an existing farmhouse brings together the production facilities and four independent residential units — an ideal base for launching a charming hospitality business in one of Italy’s most internationally attractive destinations. In the Maremma, in Campagnatico, a winery dedicated to processing local grapes completes the production facilities. The two wineries have a combined capacity of 400 tonnes of grapes per year; the equipment includes stainless-steel vats with a capacity of 17,455 hl, wooden barrels with a capacity of 4,016 hl, bottling machines, labelling machines, pumps, presses and vehicles.

Here, you’re not just buying land. You’re acquiring a designation of origin, a brand in the making and a production future that’s already mapped out.
