The crops have been organically farmed for many years; over 2,000 olive trees, approximately 25 years old, make up the specialised olive grove, whilst around 2 hectares of century-old Seggianese olive trees complete the plantation. Two adjacent plots of land, connected by an internal farm track, form a solid and scalable agricultural layout. The built heritage tells a story of distinction: The 530m² residential area comprises: The main residence, a rural building dating from the second half of the 1800s, spread over two storeys covering approximately 270m², tastefully renovated with new technical systems, underfloor heating, solar thermal panels, and a hybrid boiler, skilfully integrated with a rustic style where handmade terracotta tiles, nailed chestnut parquet flooring, stone and exposed beams create a warm and romantic atmosphere. The guesthouse, measuring approximately 100 square metres, features an open-plan kitchen-diner and living room, two double bedrooms, two bathrooms and a spacious veranda; it was renovated in 2020 using the same materials as the main residence. A final property of approximately 160 square metres, currently used as a painting studio, is a completely open-plan space with a single-truss roof free of pillars, which can be converted for a wide variety of uses, including residential purposes. In addition, there is a 110-square-metre outbuilding housing the estate’s oil mill and temperature-controlled storage facilities for the oil, as well as a 200-square-metre agricultural shed for storing all the farm equipment. The glamping area: with 12 approved pitches, it currently comprises 4 lodges (each sleeping 4+1, comprising a bathroom, kitchen, sitting area and 2 double bedrooms) and 2 two-person units, offering a total of 24 beds. The property is completed by a splendid, generously sized infinity pool offering an incredible and picturesque view over the valley, with a vista stretching over 80 km. Between 2019 and 2020, renovation works were carried out to refurbish the roofs, insulation, electrical systems and heating systems, which now feature hybrid LPG condensing/electric boilers and solar thermal systems. Underfloor heating is fitted in all three residential properties. The Atelier, currently used as a storage room/games room, will house a 19.5 kW photovoltaic system with 10 kW storage batteries from 2025, supporting energy self-sufficiency. The agricultural outbuilding, used as the farm’s oil mill, houses a modern Mori Enologica system for cold mechanical pressing in a controlled atmosphere, capable of producing oil of the very highest quality. Completing the estate are two artesian wells between 70 and 90 metres deep, a Roman well, a rainwater collection cistern, a reservoir and a spring, which guarantee water supplies for irrigation and landscaping (a drip irrigation system is in place for all 2,000 olive trees). Agricultural management prioritises biodiversity and experience: in addition to the olive grove, the estate’s core business, there is a vegetable garden, an orchard and an artichoke patch. The farm is situated within a vast hunting reserve, offering guests who wish to do so the chance to enjoy hunting trips and outdoor activities in an exclusive setting with hares, roe deer, foxes, porcupines, tortoises and a host of other animals, which are often found in the gardens and form part of daily life on the estate. There is significant potential for further expansion: negotiations are currently underway for approximately 50 hectares of adjoining land, in addition to 300 square metres of building space already approved for warehouses, greenhouses or the restoration of porticoes. In addition, we are considering rent-to-buy sales options to facilitate the transaction. A point of prestige: in 2021, the farm took part in and won the TV programme *4 Hotel*, hosted by the renowned chef Bruno Barbieri, which today enhances its visibility on the market.
