Casa Charleston is an old 18th century Tuscan farmhouse located in a unique and quiet position, a few steps from the city of Cortona, which was brought to international fame thanks to the writer Frances Mayes who lives nearby Villa Bramasole.
The entrance to the house opens onto a bright and spacious room connected to the large living and dining area by a beautiful arch.Three French windows provide abundant light and have direct access to the panoramic terrace and the green lawn.
From the dining area, a large opening and a comfortable stone staircase lead to the bright and colorful kitchen, consisting of a red travertine worktop, wooden cabinets, double sink in
marble grit, dishwasher, electric oven and gas hob, masonry hood.
An independent counter houses an induction hob and built-in extractor hood.
The kitchen has two windows and a glass door opening onto the back garden.
On the ground floor there is also a further room that can be used as a bedroom, office or hobby room.This leads to a small laundry room with washing machine, dryer, sink, bidet and toilet.
Another bright entrance and large terracotta staircase with landing lead to the upper floor which leads to the central room with stone fireplace and French window with balcony
panoramic and wonderful view over the valley.
A corridor leads to the master bedroom with a small ensuite bathroom with shower, sink and toilet, as well as a spacious anteroom.
Two other bedrooms are accessible directly from the central room, and both are served by an independent bathroom with tub, sink, bidet and toilet.
The floors are mostly terracotta and the ceilings have wooden beams and bricks.
All the windows of the house offer a truly spectacular view of the hills and the valley that surround the property, the position is sunny, the sunrise is particularly magical.
The main house, currently inhabited by the owners, has oil heating and a wood stove.
The boiler is located in a separate room which can be accessed from the outside.
A small independent annex, currently used as an office, is the result of the transformation of an old garage and is located about 20 meters from the main house and the garden.
Casa Charleston is located 400 meters above sea level on the eastern side of Cortona in a beautiful valley known as La Conca d'Oro, where the Etruscans cast bronze and other metals during the first millennium BC.C.
Access is via a picturesque paved road 700 meters from the main road leading to Cortona.The house has a wrought iron gate, ample parking, panoramic terrace partly in stone and partly in lawn, tall and fruit trees, shrubs, wisteria, oleanders, and land owned by 1 hectare and 3.500 meters with olive trees (260 trees).
From the property you can walk to Cortona in about 25 minutes admiring the truly breathtaking view of the valley, the beauty of the natural landscape and the glimpse of Lake Trasimeno.
