Marvelous and independent ancient farmhouse. On a hill overlooking Trasimeno Lake and therefore originally used as an Observation Tower, which dates back to 1300. The rest of the structures have been added around the years ‘600, the “newest” additions was the barn/machinery shelter on the ground floor. It has a total surface of about 210sqm with outbuildings of approx. 160sqm in total, that can be relocated anywhere on the property, to create several small apartments to rent out with panoramic views.
This unusual building stretches on 3 levels, laid out as follows:
Ground floor: old stables and storage rooms retaining all of the original feature as trough, stonewalls, tiles and beams.
1st floor: Accessible from an external staircase, living room with fireplace and kitchen area, 2 bedrooms, 1 room. Roof, ceiling and beams well maintained.
2nd floor: Accessible from the kitchen area through a stone staircase, large room and bathroom.
The First and Second floors have been redone not long ago, but they still need some works. The electric and heating systems are already in place. All fixtures and floors are in good conditions. Currently the tower, although limited in space but cosy, is the only inhabitable area of the whole property, since it has been lived in until a few years ago. The two rooms currently available could be easily converted into a single one, just removing the partition wall now present. During the renovation works could also be possible to create an extra room, or a bathroom. The roof also needs attention, but the surface involved is rather small. All restoration process though must account for the Environmental and landscape Heritage restrictions.
Also the conversion of the annexes, although offering multiple solutions, is subject to some rules. They have to be divided equally, 80sqm as domestic premises, maybe private dwelling with a dépendance and 80sqm as utility space.
Included in the pictures a rendering of what this property will look like after restoration and a possible restoration project.
A viewing of this unique property is highly suggested to appreciate fully its potential and the final beauty once the works are complete.
